I would add, that unless the paint, carpet, etc are horrible or are very outdated, you may not want to fool with it. These days, according to our realtor, most buyers paint, add hardwood where carpet is, update kitchens/ baths, etc as a matter of course.

Get the realtor you both like to come in and give advice.
Ask would any $$ invested in fixing up just what would be the return? Might just be best to leave as is.
Also ask if you were to spring for home repair insurance for a year if need be as a bargaining point to a buyer. Property taxes due negotiations.. All this could help get a better price for you.
When sold our last home went into a apartment / storage for a time. Only need to sign a six month lease as we were building a home. You might need to do month to month, could be harder to find a place now.
