Any Advice/Words of Wisdom for Renting Out a House?

It wasn't "squatters rights" law, it was something similar. It was something like after living in a house for over two years with a lease longer than two years, they may have the right to buy the house. But that probably wasn't it either, something like it. I heard it on that "Lifestyles" radio show, may not mean anything. I just can't remember exactly what it was about.
 
If I rented out a house, I'd want it paid for. I understand the "leverage" angle of renting but I don't like the risk. I'd also tuck away the $ from the rent payments for several months for maintenance and possible updates. I'd like the contract to say the renter is OK with minor construction projects if the owner chose to update something about the house.
