Going to be a busy day tomorrow - and Monday. Both kids are 4 hours away. Daughter is in college and just started a new job this week. Son graduated 2 years ago, and was hired before he graduated. He lives about 30 miles from our daughter now. Thanks to him getting a good job, saving most of his money, and a small inheritance from his grandmother last June, he has saved up enough to put a down payment on a home and not be stuck with PMI. I started bird dogging a place for him a few months ago, and found an obscure listing that wasn't posted on the local MLS. In essence, not too many of the locals even know the place was for sale (no sign). I talked to the listing agent, then my son made an offer, and it was accepted. The unusual part is that he's never seen the inside of the place yet, since it's currently rented (long story).
Anyway, his loan is approved, he locked in the interest rate before it started creeping up, and escrow should close the end of the month. Needless to say, the whole thing is contingent on the appraisal, home inspection, and pest inspection. All three of those occur at 9AM Monday morning, so we're taking the road trip for a combo Mother's Day/Home Buying trip. The agent handling the ordeal is four hours away in the OTHER direction, so it will be a big pow-wow. Since our son is single and unattached, the floor plan isn't quite as critical as it might be if there was a "significant other". The big selling point for him - it has a 3 car garage.
There is an identical place like it two streets over that is selling for $25,000 more, so barring any unforeseen problems, it will get his seal of approval. It's a short sale, and the lender who holds the current paper is offering incentives to use them for financing, so there will be virtually no fees.
So that's what the wife and I will be doing for Mother's Day. Tomorrow night we'll take both of them out to dinner, then get rested up for Monday. After all the work is done Monday, we'll head home. Should be fun!!!
Another neat thing - he's not too keen on yard work, so this place will be fine for him. There's only like 15 or 20' of yard behind the house. Beyond that is the tee/fairway for the 2nd hole of the local golf course.
I may have to take up golf!:thmbsp:
