The joys of homeownership!

I wish I could find a "liability only" policy.
Even in hurricane prone FL the odds against a total rebuild are in my favor.
I'd even accept an "agreed value" policy, and agree on a low value.
Unfortunately neither seems to exist, and the concept appears foreign enough to cause dumbfoundedness in the agent.

Here in CA blanket liability policies are commonly attached to auto policies.

I just replaced my 20 year old roof. It's been needed for a couple years. I used the best materials that were offered and it's supposed to be a 30 year roof. I hope I don't have to do it again. That's an expensive bit of home maintenance.

Yeah. Agree.
Seems like the big warehouse renters/lessors lobby is trumping the big commercial property owners lobby.

School "vouchers" have been a hot topic here for decades.
Unfortunately the tide has been slowly shifting to "pro" voucher, or let's go ahead and let me and my neighbors pay for your kids private/religious education.
Ya, Iowa used to be right at the top of all educational outcomes. For the last few decades, funding for schools (and I agree, it's a **** ton of money) hasn't kept up with expenses. The teachers unions were kneecapped so they can't bargain anymore, pay is abysmal, so quality of everything in the schools has gone down.
I think Iowa tests in the middle of the pack now-a-days.

Try pricing a quality metal roof for costs enlightenment, but very worth it here in Hurricane Central NE.FL.

50 yr. rated with peel and stick self sealing membrane underlayment, & all stainless steel fasteners used.
Also had all the original to the house OSB (Old Sh#ty Board) decking replaced with 5/8 CDX plywood at the reroofing upgrade.

Just did a standing seam metal roof.

See my "dirty secret" insurance vs metal roof extended life post earlier.

My house has a concrete tile roof. They replaced the underlayment and put the tiles back in place. Had to have several sheets of the plywood replaced. It was north of $20K.

Starting in 1991 (I purchased this house in the summer of 89) I looked into, and implementing improving the house`s hurricane wind resistance, thermal efficiency, fire protection, & HQ electrical (both power & signal cabling) surge/spike protection.
Having 6 fire extinguishers selectively mounted around the house (3 Halon, 3 chemical).

Custom made by my father and I, easily & rapid deployment 5/8" Tomson Water seal coated CDX plywood hurricane panels for all windows and full coverage front door`s screened in porch.

Beefed up to post hurricane Andrew increased HQ attic bracing specs for my house`s 2 very tall N&S placed high wind load gables.
My, at that time frame, homeowner insurance Co. sent their own home inspectors to confirm my request for Homeowner policy discounts for the results of my efforts of high wind mitigation, fire safety, and surge/spike protection, monitored (tel. line and RF backup) home security/smoke detection system.

Liberty Mutual (my HO insurer at that time) agreed that I had greatly reduced risks & potential claims, and provided me with considerable discounts on my HM policy for several decades that I used them.

My metal roof, & decking replacement upgrade around 13 yrs back, set me back a little over twice that amount, but my insurer promptly substantially discounted my HO`s policy, and I believe I got a energy efficient IRS tax credit when I filed the next yr.

On Saturday, I had to install a new window air conditioner in the computer room. The old one kept cycling hot air and getting overwhelmed during my game's dungeon runs. I have an inverter-compressor LG. First impressions: it's very quiet, with much better cooling efficiency.

Steve, if not already considered & implemented, I would highly encourage you to use a decent quality surge/spike protector at the outlet powering this "microprocessor controlled" air conditioner for longer controlling electronics life.

Enjoy the comfort it should provide, Sir.

It is plugged into a heavy-duty Furman power station unit, dedicated outlet.
