Might actually be quite reasonable, depending on what he has. I know my inventory is worth at least that much in its raw state. If I drop dead, my beloved might actually come on here with a similar deal.

Seller is careful in his list, but several places in this list clearly show that.
TOTLs units are not there.
It reminds me that some years ago I was in a storage of the same size. It was not Air-conditioned, and audio gear (remains) were stored there for years.
So what is involved here for a buyer?
Few years of slavery work and divorce. And maybe get $10,000 in proceeds.
And this assuming that 75% of gear is in working condition. But it's probably worse that that.
Buyer should be really a relentless masochistic flipper that have no life.
That's what seller hopes for.
The problem is such a buyer don't have $40,000, not even $4,000. Besides, he needs resources to store stuff and repair it.
