AK Retiree Club

I would like to say congratulations to all who are in the retiree club already.
As of this past Friday I can say I have joined the club,Oct 31st was my last day of work.
From here on out I will be living off my pension and then SSI when I'm eligible.
I won't be living the lifestyles of the rich and famous, won't be driving a new Cadillac every few years...but at 61 years old,my bills will be paid,I'll have some spending money in my pocket and I won't have to work another day in my life, unless I want to.
I know I am fortunate and I am very thankful to be at this point in life,I personally know quite a few people that tell me they will never be able to retire, they will have to work until their last breath.
To touch on a couple recent topics of conversation in this thread...I have no military experience but highly respect, support and thank those who do.
High school reunions? what are those? I was such an outcast at my high school, they haven't even sent me any invitations to their reunions and I have made my info available.

thank you

1031 Property Exchange time again. Did a 1031 exchange into a home in San Diego in 2018. My current renters want to buy it, so time to let it go. Besides, I live over 450miles away - too far to keep an eye on it.

Just opened escrow on a home and 5 acres just south of Sacramento - out in the country. Already have renters lined up, so it should bean easy transition.

Protecting my kids' inheritance................................

As a post-script to my 1031 post:

I did my first "major" RE deal in 1986. I had to learn the hard way how to read a preliminary report and interpret legal descriptions and easements of property not in town. I have done several since then, and have found that the quality of information available from the RE agents, title companies, and county leave a lot to be desired.

The property I am more than likely to purchase in a few weeks is one of the worst I have seen. I even hesitate to contact a land lawyer, having used one once before and needing to modify a document I had him prepare. Luckily, I have collected enough info on the internet to substantiate my case for any issues that might (but probably won't) arise. And if you question any RE agent or escrow officer, they just say "check with your attorney."

"The times, they are a changin'"

With the world economy being what it is, I decided last year to invest in a little silver. I chose silver over gold because a small (1 oz) piece of silver would be easier to use in the case of an emergency, as opposed to gold, especially when buying items for less than $100. At the time, silver was mid $30s per oz. I bought some for myself, and some for both of my kids to keep "just in case". Gold was around $3500/oz.

This morning, silver is over $58/oz. Looks like I did OK. My kids think so. (Gold is just over $4200/oz.)

FYI, 1 oz of .999 silver is about the size of a silver dollar - gold, a bit smaller.

Probably too late for most inhabiting this thread, but it is interesting and some may have followed these tenets.

Charlie Munger, 2023, on 70 years of (highly successful) investing:

While this may be Munger in spirit, it is AI. There are many of these AI versions of Buffett and Munger on YouTube. Just be aware of what they actually are.

Interesting. I don't understand this love of precious metals. Is it because that it has value beyond a currency backed by government and trades on a world wide market? If the dollar/yuan/yen/Euro collapses, the precious metals will command more as there is still value, right?

For me, it's a "practical" insurance policy. Precious metals have always had value, in almost all cultures. Although I have faith in the U.S. dollar, if things ever get tough, I would much rather have a chunk of silver than a piece of paper with ink on it.

My biggest asset is real estate.

Playing the 1031 Exchange game this week - sold a rental I had in San Diego (long story) yesterday, and buying a house and 5 acres up here about 30 miles south of Sacramento. Would love to cash out, but state and fed capital gains taxes would take over a third, so I have to re-invest.

When I kick the bucket, the kids will be able to take the step-up in value, sell the property, and not pay a dime. or keep it for rental income.

Just trying to keep whet I worked hard for.

My brother-in-law once said that if things ever get really tough, the most valuable commodities will be guns and ammo. A frightening thought.
In the setting (one suspects) that your B-I-L is ... um ... predicting (?) ... firearms are a liability as they make noise, give away one's position, and are eventually useless as adequate ammunition resupply will be exhausted ... perhaps even quickly. I commanded many field-based "recon" -- Regimental Reconnaissance Detachment (RRD) -- operations for 75th Rangers and 1st Special Forces in the late 1970's - circa 1988 and "invisibility" was always our top concern. We survived owing to stealth and our expertise in nearly-silent methods of engagement.

The problem is, you are talking about trained professionals. John Q Public doesn't have that advantage. I'll keep my guns.

Hiccups in the 1031 exchange. Signed final purchase papers today, but seller's agent isn't ready for walk-through. If not, will cancel recording on Friday.

She hangs her license in a respectable nationwide RE company's office. Once this is finished, I will try my best to change that. She has been a pain through the whole process. Gives RE people a bad name.
